TAXES:
PLEASE NOTE PALM SPRINGS TRANSIENT OCCUPANCY TAX: Palm Springs requires all vacation rental owners to collect an 12.5% transient occupancy tax on all short term rentals less than 28 days in length. This tax is in addition to the rental fee. You will see this as the line item "Transient Occupancy Tax" in the breakdown of your booking fees.

GUEST ACCESS:
Guests have access to entire house, pool/spa, outdoor grill, and all yards. Property Manager is available if needed but we like to give guests their privacy.

REMODEL:
We completed a major remodel in 2020 and the house is brand new and ready for your stay (new beds, bedding, sheets, towels, pool deck surfacing, new kitchen, appliances, landscaping, pool UV light BIOSHIELD sanitizer that kills bacteria mold and other harmful organic compounds and uses 98% less chlorine to keep the water perfectly clean, etc.). We have two brand new AC/ HVAC unit that has a HEPA Merv 13 filter on it plus a UV Light sanitation module that the air in the house passes through several times per hour. This helps sanitize for airborne viruses, mold, bacteria, and dust mites.

MID-STAY CLEANING SERVICE
Optional daily turndown service is an extra $250/ day, includes doing the dishes, washing the regular and pool towels, cleaning the kitchen, tidying up the inside and outside, and cleaning the bathrooms.

WHEELCHAIR ACCESSIBILITY:
The house provides a good level of wheelchair accessibility. The front door, garage door into house, and sliding glass doors to the rear yard are flush with grade and the house is single story. The shower in the King Suite Bedroom is roll-in capable and has hand-held showers heads. There are two small seat in this shower as well, however, the house is not equipped with grab bars at toilets and showers, and the kitchen does not have an adjustable height work station. The pool does not have a lift.

POOL AND JACUZZI HEAT:
Our cost to heat the large pool and jacuzzi is $100/ day from Souther California Edison. We subsidize part of this and charge guests $80/ day a a bundle for pool and jacuzzi . We highly recommend heat from September through April but you can always make a last minute decision when you arrive. The pool and spa can't be heated at the same time, regardless of which heating method is used. When the jacuzzi is turned on the pool heat turns off. When the 3 hour timer on the jacuzzi heat switches off the pool resumes heating automatically to maintain temperature. Most guest prefer the pool between 82F and 85F.

PARKING:
2 car garage, complimentary Tesla and Rivian wall charger. Driveway can fit 3 additional cars.

OWNERS USE:
The projector and drop down screen in Living Area are for owner use. Also, there is a locked closet in the laundry area for cleaning supplies.

SECURITY:
The front of the house has a Ring doorbell camera and Ring camera for added security. There is also an ADT alarm camera on the front gate as part of the house alarm system. For your privacy, no other cameras are on the premises.

PETS:
On occasion we accept well behaved and potty trained dogs and we have a dog run. Please inquire about your furry friends for details.
